Electricity can KILL! Don’t take that chance.

These 5 steps can protect your family and your home:

1. Know the rules – ask about the Safety Code requirements for electrical wiring and installations.
2. Always turn the power off from the panel box and use an approved tester to ensure power is off.
3. Use approved products – look for the mark of a recognized certification agency on electrical products.
4. Consult a licensed electrical contractor or electrician – about your home ’s electrical requirements.
5. Arrange to have your electrical work inspected – as required by the Ontario Electrical Safety Code.

What you should know about Electrical Panels:

Electricity enters your home from the Local Distribution Company through the service entrance at the main switch. From the main switch, the panel board or fuse box splits power into circuits that distributed electricity throughout your home. Each circuit distributing power throughout your home is protected by a fuse or circuit breaker. Fuses and circuit breakers detect short circuits and overloading and will blow (fuse) or trip (circuit breaker).

Modifications to your electrical panel should be done by a licensed electrical contractor or electrician and should be inspected by the Electrical Safety Authority.

Fuses that regularly blow or circuit breakers that regularly trip should be checked by a licensed electrical contractor or electrician.

Upgrades to your panel to increase service size (amperage) should be done by a licensed electrical contractor or electrician, and should be inspected by the Electrical Safety Authority.

What you should know about Circuit Breakers and Fuses:

Fuses and circuit breakers are safety devices in your electrical panel that are designed to prevent overloading and potential fire hazards in your home. These devices protect against over current or overloading by stopping the flow of electricity when it exceeds safe levels for your home.

Circuit breakers can be reset using hand controls after the problem has been eliminated.

Fuses, once they blow, need to be replaced. It is important that you replace fuses with the proper size fuse. Also check to ensure that you are using the correct fuse. There are two types of fuses.

Fuses identified with the letter “P” are recommended on all general circuit. Fuses identified with the letter “D” are time delay or dual element fuses and should only be used for large motorized appliances such as dryers, furnaces, refrigerators, freezers and window air conditions. Fuses identified with the letter “D” should not be used on general lighting circuits.

What you should know about installing new power outlets and/or switches:

Check all electrical outlets and switches to ensure that they bear the mark of a recognized certification agency.

Circuit breakers can be reset using hand controls after the problem has been eliminated.

Caution: Outlets may be connected to two different circuits of your homes electrical wiring system – test both outlets prior to proceeding with any electrical work.

Outlets and switches must have proper cover plates that are in good condition to protect you and your family.

Loose outlets and switches should be repaired.

Outlets and switches that are warm to the touch, or hot, should be turned off immediately – and you should contact a licensed electrical contractor or electrician about this situation.

Never force a plug into an outlet if it does not fit – and never remove the third prong from a plug to allow it to fit into an outlet.

The Electrical Safety Authority recommends the use of a licensed electrical contractor or electrician for electrical work in your home.

Landscape Projects with Gardenzilla, A Step-by-Step Guide

So you’ve got a landscape project in mind, and you want to know more about how we work and what to expect when you reach out. I thought I’d walk you through how we approach new landscape projects, and the steps we go through when clients need help.

A Quick Overview

Behind the scenes, we have some really exceptional long-term staff who are committed to landscaping as a career, and bring years of hands-on experience in the work we do. You can count on our teams to be well equipped, friendly, and passionate about their work.

Our half-acre Leaside yard has an on-site nursery and most basic gardening supplies, including premium Fafard mulches and soils. We handle most projects with full time, year-round staff, and can tackle projects as small as a simple plant replacement or hedge pruning, or as complex as a garden design, patio or deck.

Step 1. The Meeting

Most projects start with an online or video meeting, booked through our office with our general manager (that’s me, Mike) or our softscapes manager Simon. Both of us have years of experience designing and building gardens of all types, and love meeting and working with new clients.

Meetings are typically fifteen minutes or less. We’ll get a high-level view of what you’re looking for and answer specific questions about the work you want done. We finish every meeting by summarizing the project and the next steps, and sharing that summary with you in an email.

Step 2. The Site Visit

In some cases, we can send you a quote based on our initial conversation, but most of the time we follow up the next day by visiting your property. For some projects, we coordinate a time on site to meet you and review the work. For others, there’s no need for you to be home – we just drop by to take measurements and photos.

Step 3. The Quote

After the meeting, we’ll confirm the next steps for your project, and send you an email summarizing everything we talked about. In most cases, we’ll arrange to drop by and visit your property the next day. Sometimes we meet you on site – other times, that’s not necessary, and you don’t have to be home when we stop by. Either way, we’ll take photos and

Lawns require a lot of upkeep – weekly mowing, fertilizer and weed control, seeding and occasional pest control. They are resource-intensive and offer few benefits to native wildlife, so they aren’t the best choice ecologically. And while lawns have their place, the front lawn is no longer the first choice for many homeowners.

Types of Gardens

Although the range of planting options is truly limitless, we find there are a few groups and features that clients generally look for. When I’m speaking with clients about a front lawn replacement, I’ll try to understand the features that are most important to them, and incorporate that into the design.

Pollinator Gardens work best on sunny locations, but offer wonderful visual and ecological benefits. A pollinator garden is one with successive blooming plants that attract and support local pollinators like bees and butterflies.

Native Plant Gardens can work in any location, and feature plants that are native to Ontario so that they best support native wildlife and aren’t invasive in the local community.

I wanted to share a little more about our design process at Camden Lane Interiors with a breakdown of our design phases. I must say that I have come across so many clients that share in the excitement of seeing a visual design of their space. Living in the same space sometimes does not let you see beyond what you are used to. Visualization is an important step to getting my design vision across and inspires clients to get excited for the next phases of their project.

Phase 1

First I offer a meet & greet to go through your space, review your design dilemmas and get to know you! We cater designs to your wish list, and inspirational images that evoke your vision and style to create your dream home! I come across many rooms that need new life, this family room was one of them!

Phase 2

During our design presentation we gather samples, finishes, fabrics and paint chips to provide an overall vision for your room! We present a 3D visual walk-through of each designed space. This is the best way for you to see your room transformation with those finishes, textures and colors presented to you. The furniture placement and styling in the 3D gives you an idea of scale, placement and proportion of the interior. The potential is limitless!

Phase 3

After I receive your design approval, our teams moves into the ordering, delivery and project management. We aim to get your project from paper to reality! Outdated paneling seems to be a common dilemma yet a beautiful update of white painted panels are not! Our contractors got started on updating this space and what a difference freshly painted walls, updated flooring, new lighting and an accent fireplace feature wall can do to the space! Already it feels brighter, taller and a larger space for my clients to relax in!

Exploring Wood Furniture Styles Across Different Eras

Unlike many elements of home design — which have all changed dramatically — wooden furniture has stayed relatively true to its original form and function. In fact, the first known use of wood to create furniture dates back to Ancient Egypt, when both peasants and Pharaohs would sit, eat, and sleep on wooden household items.

In this post, we’ll be exploring wooden furniture and aesthetic choice across different time periods in the English-speaking world, with some insight into the history of woodworkers over the past few centuries, too. But instead of beginning in 3100 B.C.E., we will take a more modest bite and start approximately 300 years ago, in the early 1700s during the Georgian period.

The Georgian Era — 1714 to 1837

The Georgian period, which encompassed the reigns of George I through George IV, is famous for its fine and high-quality wood furniture. Pieces during this period were intentionally well-balanced; designers placed a special onus on symmetry and proportion. British designers were heavily influenced by their peers in Italy and France and so used dark, elegant woods to create tables and desks with narrow, tapered legs.

Notable designers and woodworkers during this period include George Hepplewhite and Thomas Chippendale — a craftsman who drew inspiration from gothic and rococo fashions and became renowned for his ornate, beautifully carved yet functional pieces.

The Regency Period — 1811 to 1820

Rosewood and mahogany were commonly used during the brief Regency period, which sits within the trends of the greater Georgian era. Regency-era designers held clean lines in high esteem, and they leaned on brass décor in place of ornate wooden carvings.

While claw foot furniture was popular throughout the entire 18^th century, it was used by artisans during the Regency era in particular; these master designers carved stools and tables in elaborate fashions to resemble animal or bird claws grasping stones.

The Victorian Era — 1837 to 1901

Queen Victoria heavily influenced this era in furniture design; her love of ostentatious, grand, and opulent style swayed the creation of household beds, chairs, and tables.

Encompassing call-backs to Tudor and Renaissance-era styles, Victorian designers favoured sumptuous and rich dark woods, with luxurious velvets lining the cushioning on dining chairs, chaises, and settees. Heavy set wooden furniture pieces were ornately carved with fillagree embellishments.

A common identifier of Victorian furniture is low or no arms on wooden dining chairs. This was a technique to allow women, amid their layers and layers of ballooning skirts, to sit more comfortably.

Wooden Furniture in the Edwardian Era — 1901 to 1914

Identifying furniture from the Edwardian era can be somewhat challenging. Craftsmen at the time attempted to reignite interest in departed styles, resulting in a mishmash of both old and new design elements.

One key indicator of Edwardian furniture is that pieces were generally made with lighter wood, like maple. When a wood like mahogany was used, it wasn’t finished using as dark a stain as it would have been in prior eras.

More exotic woods, like bamboo and wicker, began to appear in furniture fabrication during this timeframe, too. And contrasting, decorative inlays were often used for decorative flair.

The Roaring Twenties

Three furniture styles dominated the 1920s: the Art Deco style, an aesthetic referred to as Arts & Crafts, and Early Modern.

Art Deco

Originating in Paris and inspired by Art Nouveau, the Art Deco style is easy to identify by its rigid, geometric forms shaped by industrial influences, like vehicles, skyscrapers, and trains.

Rounded edges, impeccable symmetry, waterfall-style fronts, nesting tables, and impeccably polished and lacquered exotic woods, like zebrawood and ebony, are indicators of an Art Deco piece.

Notable craftsmen at this time include Edgar Brandt and Charles Picquet. The Art Deco style truly embraced ostentatious extravagance!

Arts & Crafts, also known as Mission

A style that figured itself as a statement against industrialization, Arts & Crafts furniture during the 20s put minimalism, simplicity, and natural elements at the forefront. It leaned heavily upon the natural form and beauty of wood, eschewing more ostentatious decorative flair. The simple design of Arts & Crafts is still used commonly today, especially in wood furniture for the bedroom.

Early Modern

Similarly, Early Modern designers cherished the pared-back aesthetic. However, in contrast to Arts & Crafts pieces, Early Modern furniture was made using a moodier colour palette, and pieces were less substantial and robust.

The Roaring Twenties was a period of post-war celebration. Furniture was geared toward high-end clients who had money to spend on what was, for a spell, considered a frivolity — home décor.

Hollywood Regency — the 1930s

Inspired by Hollywood’s glitz, glam, and prosperity, wooden furniture was made on a smaller scale and decorated with glass, metal finishes, and mirrors. While designs were similar to those seen in Art Deco pieces, Hollywood Regency furniture had a slight softness, with fewer hard angles and edges seen in the previous decade.

Modernism — the 1940s to 1960s

Also referred to as mid-century modern, this design style was a rapid departure from the aesthetics embraced in the past decades. Here, furniture was inspired by Scandinavian design and elements of Bauhaus. Modernist designers upheld organic forms, and commonly used teak. Both dark wood and very light wood took the limelight — it was the first period to fully embrace lighter-toned woods, like unfinished pine.

When identifying mid-century modern furniture, characteristics of note include narrow, clean geometric lines, minimal frills, and purpose over aesthetics.

Space Age – the 1960s

Furniture reached an experimental peak in the 60s and with mixed results. It was bright, groovy, and flashy (you could say it was ‘out of this world’). Plastic furniture had its moment, with the egg and Panton chairs taking the spotlight.

Wooden furniture during this time was very sturdy, often made with oak, beech, or teak. It featured slick, clean lines, allowing the period’s heavily patterned wallpaper and colourful shag carpets to do all the talking.

If robust and well-made furniture from periods like the 1960s has been well maintained and protected, and measures were put in place to keep furniture from rotting, you’ll often still see it in homes today.

1970s

Ergonomics were deeply considered during the 70s, and thankfully so! While the visual look and the tangible feel of furniture were important, this decade prioritized comfort, support, and space — with many designers focusing on modular furniture.

Pine wood and rich Scandinavian teak were commonly used, as their natural earthiness played beautifully off a room’s rich, earthy-hued, bold textiles (say, in avocado greens and harvest yellows). Wooden furniture became slightly chunkier and heavier as the decade progressed, though some designers were clearly still inspired by mid-century modern design.

Present Day

These past few decades have seen a rise in the popularity of home-refinishing projects, with many people opting to repurpose old furniture — which isn’t always as straightforward as it may seem. This is especially true if one is attempting to refinish an heirloom piece, or a genuine piece of antique furniture, where extreme care should be given so the piece retains its storied integrity.

Homeowners today are also embracing a modern meets vintage look. Mid-century modern and the industrial vibe of Art Deco, albeit with a modern undertone, are currently incredibly popular. As is cottage-core, shabby chic and the prominent use of Scandi design, as seen through the use of lighter woods. It’s an exciting time for personal taste and fostering a space that’s truly yours.

When one furniture era ends, it doesn’t come to an abrupt stop. You’ll often see creators today taking design elements from the Victorian era or inspiration from the 60s.

One of the beautiful things about quality wooden furniture is that it’s always elevated and ever-evolving. However, if you buy a signature piece of wooden furniture today, it won’t go out of style or look dated in 10 years; it will be a signature piece for many decades to come.

Gardening with Herbs

Growing herbs is a delightful part of gardening!

There’s nothing like the taste of herbs picked fresh from your garden. Their fresh taste in cooking is incomparable to dry herbs from the supermarket. They are easy to grow, and you can plant them in indoors or outdoors.

When choosing which herbs to grow in your garden, consider what recipes you like to cook, container or in garden beds and whether they’re annual, biennial, or perennial. Lavender, Thyme, Sage, Borage, and Marjoram have the added feature of attracting butterflies and honeybees.

How to Grow Herbs

• Herbs prefer part sun to full sun locations and well-drained soil.
• You can start them from seed in late March inside your home in propagation trays or sow the seed directly into the ground in May.
• You can also buy plants that are already potted at any Sheridan Nurseries Garden Centre – perfect for indoor herb gardens and containers.
• Once planted, don’t be concerned with a lot of fertilizing. One or two applications of Parkwood® All-Purpose 20-20-20 diluted in water are sufficient for the growing season. Herbs that are over fertilized grow too quickly and their flavour isn’t as strong. If insects become a problem, spray with Insecticidal Soap. It’s non-toxic and becomes totally inert.
• Mist foliage with water a couple of days after application. Since herbs are fairly heat and drought-tolerant, don’t overwater them. Let them dry out completely between watering. You’ll know if you’ve given them too much if you have spindly, leggy growth and yellow leaves.

Harvesting Herbs

For the best concentration of taste, pick leaves just as the herb begins to bloom. This is when the oil content in the leaves is greatest.

• Herbs can be dried by tying stems together in bunches and hanging them upside down in a dry, warm spot out of direct sunlight where air circulates freely.
• Dry them for a few weeks until the leaves are brittle. Pick off the leaves, put in airtight bags or jars, and store them in a dark, dry place.
• Don’t crumble the leaves until you’re ready to cook with them. Remember, dried herbs have more concentrated flavour than fresh.
• Herbs that are better frozen than dried include Basil, lemon Balm, Parsley, Tarragon, Chives, and Lemon Verbena.
• Pick them the same way as for drying, rinse them quickly in cold water, and shake dry. Chop the leaves coarsely, place them in Ziploc bags, and store in the freezer. They last 4-6 months before they dry out and lose their essence.
• Herbs can also be used to flavour oil as well as vinegar which make wonderful and original gifts.

Indoor Herb Gardening

For those who really love cooking with fresh herbs all year, you can grow Bush Basil, Chives, Oregano, Marjoram, Parsley, Sage, Thyme, and Rosemary indoors.

• Choose the sunniest window to grow them in or augment existing light with an incandescent “grow” bulb in any fixture.
• Herbs can also be grown under fluorescent lights. Inside your home, herbs don’t like to be too hot, and they prefer a cooler temperature at night.

Spring Garden Cleanup Advice

The directions regarding spring cleanup seem to keep changing, for many good reasons. Perhaps we could all use a bit help to understand why some old practices need to change. The good news, every single suggestion is less work than what we all used to do.

Don’t Dig Your Garden

In the way back, advice used to be to turn over your garden beds. Perhaps, even double digging! I think this idea came from farming, where large tractors would turn over the soil at least annually, to turn in old stubble as a soil amendment in place. However, the thinking now is that digging over beds is actually very detrimental. There are only a few instances in which I would dig over soil; for instance, if I was trying to remove the roots of a particular plant that spread via roots/rhizomes such as quack grass. And, in that case, I would still limit it to where I had a problem to deal with.

It turns out that soil has clumping structure that is vitally important to its health. That structure allows air and water to flow through the soil. If you dig it, then you break up those clumps, and end up with a more powdery soil, that compacts easily, and doesn’t have these precious pores. So, don’t dig over your garden.

While we are on the topic of soil. Please wait until your soil dries out a bit before walking on it. When it is soggy and wet in the spring, those same pores and air spaces can easily get crushed just by walking on the ground.

Adding Amendments

But then, how do I add amendments? Shouldn’t I dig those in, at least in the top portion. It is sufficient, in most cases, to simply add amendments on top of the soil. You can add a couple of centimeters of compost, for instance. The worms, rain, and other small creatures will work it into the soil for you. Bonus, it will also act as a mulch to protect the important top layer of the soil.

Did you ever notice that fence posts tend to rot just at the surface of the soil, but are likely just fine above and below that layer? That’s because there are so many microbes that live in that top layer of soil, whose function is to break down whatever organic matter falls from the sky. We don’t want to mix those up with deeper soil, where they would just die.

What about tidying up?

I confess, right now my garden looks very messy. There are leaves that I raked in there last fall that still haven’t broken down. Dried up, burst seed pods from butterfly milkweed hanging by a thread from last year’s stalks. Switchgrass that broke under the weight of snow and is waiting to be cut down for spring growth. And, hopefully, many small creatures biding their time until actual warm weather to start their season too.

We want to provide protection for those as long as we can. There is no magic temperature, or time, by which all of these creatures have emerged, as they all have their own different life cycles and schedule. Some overwinter as eggs, or larva, or adults. So, what to do? I don’t want to throw the baby out with the bath water! My advice is to do as little as you can stand to look at. If you must clean up, try to find a way to leave as much of the plant materials in your garden, or nearby, as possible.

I cut back my goldenrod in the spring and pile the tall branches in an out of the way place by my fence. I cut my perennials at about 30cm from the ground and drop the tops into the garden. Soon enough new growth covers those stalks and dropped materials. If the leaves that I raked in are still a bit too deep, I move them to the side to allow the plants underneath to grow. Spring cleanup used to be an arduous task involving cleaning everything, and then spreading mulch. No longer because the plants themselves are providing my mulch. I don’t even use a wheelbarrow anymore!

But I want to get mud under my nails NOW.

Oh, I get that. Spring is when I do any pruning (since I don’t do fall pruning). Soon, it will be time to prune your roses (watch for forsythia to start blooming). Also, spring is when you can most easily see many of our worst invasive weeds. Why is it that they turn green before anything else!!! Garlic mustard, quack grass, and chickweed are already going strong.

ProBite: Tips for Replacing Your Old Dishwasher

Some people have had their dishwashers for 10, 20, even 30 years and when they come in to purchase a new unit, it can be overwhelming. There is a lot to choose from and no clear way to narrow things down further. In seeing this struggle every day at work, I’ve put together some tips, to help with your dishwasher search. Hopefully this will assist you in selecting, and purchasing a new dishwasher, with very little stress and confusion.

First: there are only two different sizes for dishwashers: 18” and 24”. All new dishwashers will fit within either of those existing spaces, no matter how old your current one is, or how long you have had it. So don’t stress about measurements, or whether or not it will fit, because it will. Just ensure you know what size you are looking for.

Second: noise level. Everyone wants a quiet dishwasher; but what’s quiet? I can tell you from experience, anything under 50 decibels is quiet, depending on your kitchen set up. We had a condo, and my dishwasher was 10 feet away from my couch. It was a 50 decibel model, and I could comfortably watch tv (without raising the volume) and not hear my dishwasher at all. The lower the decibel the quieter the unit.

Third: features, cycles, basket configuration. This part is often overlooked, but important. Although most people seem to just want the dishwasher to wash the dishes, there are some cycles that can help cater to specific tasks: washing china or crystal for example. Again, most people say they prefer to wash those delicate items by hand. However, dishwashers today have the ability to wash those items, not damage them, while keeping the unit energy efficient. The baskets on top and bottom can be simple and have no moving parts. You can also have baskets with flexibility such as, folding tines, stemware holders, and top cutlery trays.

Last (but not Least): consider what you want the dishwasher to look like. You have a number of options: controls on the front, top controls with a handle, top controls with a scoop handle, even dishwashers with no handle at all, that you knock to open.

As technology has improved, so have dishwashers. They use very little water, which makes the cycles long. On average using only 4-5 gallons of water (sometimes less than a flush of a toilet) per cycle, which is achieved by recycling clean water back into the machine. Filters at the bottom of the dishwasher, which help keep it clean, also encourage the consumer to stop pre rinsing dishes. On average, if you were to pre-rinse every dish, prior to putting the dishes in the dishwasher, you have used about four times the amount of water, that your dishwasher would use. So, stop pre-rinsing, and trust the machine.

Designing Your Own Kitchen by Karin Bennett

We know designing a kitchen can be difficult. There are so many factors to consider, and you also need to figure out the options that would best meet your requirements and expectations. We worked together with Karin Bennett, a fabulous interior designer and owner of Karin Bennett Designs, to come up with some tips that will help you make the best choices in designing a kitchen of your dreams.

Karin’s first tip discusses the importance of appliance selection in kitchen design. Appliances are a major part of the kitchen and it’s really important to take your time, research, talk to professionals, and gather as much information as you can to make the right choice. As Karin tells us, “I always encourage homeowners to ask the expert sales associates for help.”

The second tip talks about the role functionality plays in designing a kitchen. How you use your kitchen, the number of chefs in your house, your preferences, all factor in the planning process. “We want to know how you use your kitchen and what features are important to you?” Karin asks and adds,

“If you are a foodie and love to cook, opt to invest in a 36” or 48” range when space allows. If you host large gatherings, we find an additional wall oven and 2nd dishwasher to be very handy for homeowners.

If you are the type of host that whips up fun cocktails you might want to consider a fridge/freezer that has a water and instant ice feature.”

The third tip suggests how an integrated look can bring elegance to your kitchen. Integrated or panel-ready appliances fit in with your kitchen units or panels, giving it a sleek finish and space saving solutions, as opposed to free-standing appliances.

The fourth tip Karin talks about is the importance of ventilation. Karin explains why choosing the right vent hood is an important decision, even though it may not be considered as exciting as selecting other appliances, and how this decision can be affected by your choice of the cooking range. “This often over looked appliance has an important feature to remove odours, heat and smoke in your kitchen. With gas ranges producing more heat than electric ones, they require a more powerful vent hood.”

Karin also shares the rationale behind her choice of appliances in her own kitchen re-design, and how her preferences and household cooking habits impacted her decision:

“My 48” F&P gas range is hands down a splurge and it was so worth it. It is the main feature of my kitchen as its positioned between two windows. I adore the double oven and with the griddle, my cooking options are all taken care of. When there are just a couple of us home, we use the smaller oven which saves energy. And the griddle makes the best grilled cheese ever! Second to my range, I am obsessed with our double drawer dishwasher. We can run each drawer separately which is super convenient and saves water!”

Why You Need a Window Well

GJ MacRae, as a leader in the foundation repair industry with 40+ years of experience, is up to date with all changes to building codes and regulations in the Greater Toronto Area. Recently, Toronto updated its window egress standards for window wells to greater protect homes and prevent flooding. All basement windows are now required to have window wells.

Here’s what you need to know:

What is an Egress Window?

An egress window is any window you may use to escape the building in the event of an emergency. These became required for any home with a finished basement, but the code has been updated to include unfinished basements as well.

Egress windows are better for your family’s safety and security in the event of a fire or emergency.

Egress windows are also an excellent source of light and ventilation for a basement room.

Egress windows are required on other floors of the home than just the basement, as any floor with a bedroom on it has some danger of a stairwell collapsing while residents need to escape.

What Are the Requirements for an Egress Window?

There are some key factors in determining what counts as an egress window, especially for foundational level rooms.

Must Be Openable

Any window that counts as an egress window must be openable from the inside without the use of special tools or knowledge. If you’re wondering whether your window qualifies for this step, consider whether a person in your home for the first time would be able to open it.

Window Size

The size of the window must be no less than .35 square meters with dimensions on any side of no less than 380 millimeters. These dimensions will allow most adults to pass through the window without difficulty.

Exit Space

There must be 550 millimeters of unobstructed space in front of the window, so that people can exit safely, without becoming stuck or injured. This is where window wells come into play for basement egress windows.

In addition, for any windows opening into a window well, there must be adequate space to exit the window. If the window swings out to open, it must have enough space for the person to climb out of the window and into the well without becoming stuck.

Why is A Window Well Necessary?

For any window that belongs to a below-ground room, the ability to escape is essential. Window wells in this case do not only prevent flooding but also provide a safe and secure escape route for the people in the basement.

If an egress window didn’t have a corresponding window well installed, debris could pile up against the windows over time, making them inoperable. Likewise, the weather could prevent the windows from being a safe or speedy escape in an emergency.

Specific Window Well Requirements

Window wells intended for egress need to fit certain specifications. While Ontario has some guidelines about this, Toronto has set more specific policies in place regarding the size of window wells and the placement of windows.

Adequate Space

Any window well in Toronto intended for egress must have 550 millimeters of space after it to allow adequate space for escape. This measurement is taken from the outermost cropping of the wall or window. Thus, if the basement window swings in, the 550 millimeters is from the wall of the building, where if it swings out it is measured from the outermost length of the window.

Window Height

The window must be no more than 1 meter off the floor of the basement. This is to make sure the window is accessible by those in the basement and able to be used easily as an escape route.

Worth noting: the “floor” in question can be a bench surface or built-in surface meant for sitting or a step rather than the actual floor of the basement. It must be built into the basement and unable to be removed.

Why Should I Have a Window Well Installed?

Anyone who owns a home should always aim to keep their building within codes. This makes reselling easier and is safer for your family. However, in addition to complying with regulation, there are other significant advantages to having your home outfitted with window wells.

For one, your residence will have better waterproofing, which means less risk of mold and foundational damage, which causes a massive risk to the health and safety of your family. Window Wells also help maintain the soil composition around some of the weaker points of your foundation, the windows. These structures provide an obstruction for moving debris and roots to prevent them from growing in or moving towards your home.

Finally, you never know when or where disaster will strike. At any time, your home could be subject to an emergency. Even if you do not have a finished basement, having a means of escape from a structure fire or other building emergency is prudent.

Can I Install Window Wells Myself?

Yes and No. While you can do any sort of home repair or work on your own, without knowledge you could build a window well that is structurally unsafe, not within regulation, or will dilapidate at an accelerated rate.

Not all areas have the same soil composition or structure of wildlife, so a DIY video from California will likely not help you in the GTA.

A Lighting Plan in Four Steps

Before you begin installing or purchasing outdoor lighting fixtures, we highly recommend starting with a lighting plan. This way you’ll know exactly what you need to make your outdoor space unique. Plus, it makes maintenance and adding new lighting in the future much easier.

Design
Your perfectly illuminated outdoor space starts with a lighting plan. Use the original design (if you have it) or draw your own picture. This can be as complex or simple as you like. Prioritize illuminating elements like decks, trees, plants, pergolas, and more. It’s up to you to choose what you want to highlight. Determine the angle and position from which the space will be viewed at night. This could be from a living room or deck, for example. You want the space to look best from the direction that it will be seen the most. Draw these sightlines on your plan and make sure the lighting will look good from those angles.

Accents
A good lighting plan is all about the accents. Make sure to first thin long and hard about which elements in your space you’d like to have visible at night. Lighting doesn’t have to be practical: so while you want to light up paths, decks, stairs, and so on, don’t be afraid to experiment with lighting unique objects as well. Illuminate beautiful plants and trees, sculptures, and other areas of interest.

Type of Light
We have a specific lighting fixture for almost every application. We always recommend using a handful of different types of light to avoid creating a space that looks flat. Using varying fixtures will create depth and ensure your space is lit perfectly: not too bright and not too dark. Yes, there is such a thing as too much light.

Action
Now that you have your space drawn and you’ve chosen the best fixtures for your space, it’s time to get everything onto paper! Start by drawing your transformation near a GFCI outlet and extend the main line cable from there. If your plan is complicated, use a legend with various shapes and colours to indicate different fixtures to ensure it is easy to read. Or, write out the names of the fixtures directly on the plan. Whatever works easiest for you! Pay attention to things like pathways or patio areas. If you haven’t started construction, make sure you run conduit underneath those pavers first to make lighting installation a breeze.

Sealing and Cleaning Natural Stone

Sealers are seamless in providing stain resistance, and they help maintain the beauty of the stone so that people don’t have to necessarily worry about it going long-term.

Sealers should be breathable, and they should be UV resistant. Chemical resistance should not adversely affect slip coefficient of friction, and that’s certainly important in the landscape trade because the last thing your contractors want is to be slip sliding away or having their clients do that.

What is a good sealer for natural stone?

I would recommend Sealer’s Choice Gold. It’s a premium penetrating water-based sealer that will last up to typically 15 years. It will not adversely affect the slip coefficient of friction which is perfect, and I would also highly recommend it around salt water pools.

What is the best sealer to give your natural stone a wet look?

A lot of people want the wet look, and what they really want is to see the stone pop. Aqua Mix offers two sealers one is called Enrich and Seal, and the one the other one is called Stone Enhancer. Now the only thing I would say about these sealers is that for the contractor it’s very important that they have their clients sign off on it because once it is changed it cannot be undone, so make sure everybody in the household is in agreement with that.

People think sealing your natural stone will make it slippery, is that the case?

Well, there are two different types of sealers there are penetrating sealers and topical sealers. Penetrating sealers are what we would recommend for landscape. For application you would apply the sealer, let it soak into the stone leaving the carrier on the surface – within three to five minutes it’s important to remove that carrier from the surface. It should not make the stone slippery.

How long do sealers last?

Sealers can last anywhere between 2 and 15 years, typically. It would depend on the sealer, of course, as there are premium penetrating sealers or there are economical versions as well right like the Enrichment Shield that lasts up to 15 years as does Sealer’s Choice Gold.

How often do you have to reseal?

That depends on many things, certainly the material that is being sealed and its porosity, foot traffic, what it’s being cleaned with, and because there are different types of surfaces, I would highly recommend that you talk to the folks at Beaver Valley. They would be able to tell you how often you need to seal, when you seal, and how many coats would you put on the product. I would recommend two coats for the landscape tray, that’s pretty common for sealers. You can also pre-seal before grouting and that will help with the grout haze.

After you install your natural stone, how long would you wait before you seal it?

I think it’s really important that it be completely dry before applying the sealer and in the landscape trade you’ve got two different ways: wet lay or dry lay in a wet lay. Obviously, you want that substrate to cure for at least 24 to 48 days. In a dry lay I would recommend that you pay attention to the humidity and precipitation in the air because that too will play a factor. You want to check for moisture first – you know one of the ways you can do it is certainly with the moisture test.

If you happen to see someone moving into or out of your neighbourhood, stop by and ask them how they like (or liked) their moving company. We all know that the best recommendation for any mover comes from satisfied customers.

However, unfortunately, that is not enough. Ask each of your prospective movers for references from previous customers and for documents on their history of service. Take advantage of free estimates, and get them from several movers. Having several free estimates will give you a very good idea of how costly your move will be. Keep in mind that certain movers offer estimates that are outrageously low, and then hand you a large bill when the move is complete. In order to avoid this predicament, always make sure that any estimates you receive from movers are either binding or includes a “not to exceed” clause.

Decisions You Should Make In Advance

Decide in advance which possessions will be moved and which will be sold or given away. Then consider whether or not you would like the mover to pack and what other type of additional services you may want. Remember that packing is always a separate bid from moving. An estimator may come to your home and create a bid, or make an estimate by talking to you over the phone. Short moves are usually priced by the hour. For longer distance moves, estimates are based on weight.

If you decide to do your own packing or partial packing, remember that the moving company is not liable for damage to boxes packed by the customer. However, if there is an obvious exterior damage at the delivery, make a note of that on the inventory sheet of your shipment. The driver has the right to refuse to accept any carton that may be improperly packed. If the driver has to re-pack cartons that the customer has packed, additional charges may apply.

Try to provide as much information as possible about unusual situations on either end so your estimates will be more accurate. Make the mover aware of any problems they may encounter at the delivery such as parking problems, road access, street accessibility, delivery time restriction or if there are any stairs or elevators involved. The cost of your move can increase for such occurrences. Try to reserve a “parking space” for the moving van if your new home is on a crowded street. Contact your local Better Business Bureau or consumer affairs agency and ask if there are any complaints registered about the movers you are considering. Keep in mind that there are usually two sides to every story. A pattern of many complaints, however, is not a good sign.

When You Decide – Do Not Make Price the Deciding Factor!

Low-ball bids could mask less reliable moving practices. Use several factors in addition to price: references, performance reports, reported complaints. Get the final bid in writing (which you may be asked to sign), but never sign off on a final bill until the move is complete.

Coverage for Loss or Damage

Make sure you understand the coverage for loss or damage of your property. All movers must provide liability insurance for the value of goods, which they transport. However, there are different levels of liability. You must be aware of the amount of protection provided and the additional costs that may apply.

What Are The Steps To Sell My Home?

Now that you have your home looking all spiffy and ready to list, how do you find an agent that will ensure that you get the top dollar you deserve? Many people already know an agent they can trust; however, if you do not know one directly, it is a good idea to first reach out to your friends, family, and neighbours to see if they have any recommendations based on their experiences. Regardless, it is always recommended to speak with at least three agents to ensure you will be working with someone who is on the same page as you.

When speaking with potential agents, ask them what their marketing strategy will be, and if they can provide references for you to contact. Ask them if they are familiar with your neighbourhood, what sales they have achieved in your area, and what the listing to selling price was.

A new trend in the industry is real estate “teams”, which capitalize on the locally well-known name of the leader of the team but beware with these situations – you will rarely have the attention of that individual after the listing agreement is signed – rather, you will likely be dealing with their assistants or other, less experienced agent-members of the “team”.

Last but not least, be sure to clarify what rate they will be charging. If they offer a discounted rate, make sure to ask if there are any services they may be cutting out to make up for this discount (such as a professional photographer, virtual tour, advertising, open houses, staging advice, etc.), and who exactly will be taking that discount – the real estate commission (typically 5% total) is split between the listing agent and their brokerage, and the cooperating (buying) agent and their brokerage. The industry standard is 2.5% to each side, but if your agent is offering a discounted rate of 4.5% it is possible that they are collecting their full 2.5% but only offering the cooperating agent 2.5%. Ethically, all cooperating agents are obligated to show their buyer clients any suitable property regardless of the commission that is offered, but if a discounted commission is offered, they may be inclined to show their clients other properties before they show them yours.

Blank Wall Decorating Ideas

Do you have a bare wall in your space and have NO idea what to do? A blank wall can be tough to tackle, whether it’s too big or too small, it can be difficult to figure out how to spruce it up. Gallery Wall

A gallery wall is a simple yet effective way to make a blank wall a statement in your home. I usually opt for above the sofa placement; however, it can really be placed anywhere (think entry way, kitchen, living room + dining room). I like to use an odd number of frames, different artwork sizes, and cohesive prints. You can even include family photographs! Desenio is my favorite when it comes to picking out art prints. You can even search pre-made gallery walls which is super helpful if you are unsure.

When it comes to placement, my go to trick is to trace all the artwork/frames on paper. I cut out the tracings and with the help of masking tape, I tape the tracings on the wall. This allows me to see how everything will look together!

Shelfie

Sometimes hanging artwork isn’t enough, a shelving system, large bookcase, or floating shelves can do the trick! This allows for extra storage in your home, you can style your favorite home decor and create the ultimate shelfie. It will create a nice focal point to any room. One thing I will add, is  make sure you have ample space around the shelf/shelves. Because you are taking up additional space in the room, make sure it doesn’t make the space feel too cluttered.

Wall Décor

When it comes to wall decor the possibilities are endless and overwhelming! I’m sharing a few of my favorite wall decor pieces to use below:

Floor length mirror- This will make the room instantly feel bigger + brighter! Hang it up or have it lean against the wall. It’s the perfect minimalist route.

Woven baskets- Add some natural texture and contrast with woven baskets/accents.

Wall hangings- I personally love wall/macrame hangings. They add depth and texture to your wall. They come in a variety of styles and sizes so you can find one perfect for your space OR you can DIY one for a fraction of the cost.

Escape to Your Backyard Oasis

Two years into the Coronavirus pandemic, amidst so much uncertainty in the world, people are embracing the few things that you can control, such as your own home environment, and in particular your personal outdoor space. Feeling confined by city life, many of those who lived in dense urban spaces have fled to the suburbs and rural properties for a greater connection to nature and the outdoors. And many of those who have remained in the city have transformed any outdoor space they have access to into an urban oasis.

In a time where access to travel and public spaces has been so limited, homeowners have been looking within for a source of warmth, comfort and relaxation. And with the dollars saved from the lack of entertainment and travel options, those funds have flowed straight to the backyard along with a new appreciation for home, the outdoors, and comforting spaces in which to spend quality time with friends and family. And as a bonus, the worldwide and life-changing event such we have all experienced will undoubtedly reside in our collective memories for a long time, so these improvements will be excellent for resale value in the years to come.

One popular option has been to add living square footage by building an insulated and heated multifunctional structure (adhering to municipal bylaws of course) that can be used as either an additional living space, an exercise space, an office space, or a creative/jam space. These structures that can be purchased as kits from a building supply store such as Home Hardware, or pre-built shipping container style units that can be easily dropped into place. These units can be purchased as basic units, or in varying states of completion up to fully insulated and pre-finished units, which can be purchased for $20,000 and up.

If a permanent structure is not possible, a low-maintenance composite deck with a gazebo or pergola is another way to extend your living space. Again these can be purchased at most home improvement retailers and offer a variety of sizes and finishes for a variety of budgets. Opt for one that will accommodate optional side panels and add a heating source to comfortably extend the season. Propane fire tables and patio heaters are not only functional but are becoming increasingly fashionable as well. Just be sure to follow all safety guidelines.

Fill it with an outdoor living set, which are ever-improving in both comfort and style. Pair with an equally comfortable dining set and a quality barbecue, and accentuate the space with a selection of outdoor throw pillows and comfort items such as gazebo lighting and waterproof Bluetooth speakers, and you are guaranteed to spend many comfortable evening outdoors with your favourite people. Just be sure to spring for those optional mosquito panels, if you are located in a mosquito-prone area!

If you would like to take it a step further, you may want to consider a pool, swim spa or hot tub. Demand has been at an all time high since 2020 for backyard pools, considered to be the cherry on top of the backyard oasis. Pool installers are often booked solid throughout the season and into the next, and unfortunately supply chain delays have been common for important components such as liners, further exacerbating the delay. As a result, many people have opted for a hot tub, which is drastically cheaper and much easier and faster to obtain. Even better, a swim spa offers the best of both worlds, acting as both a hot tub and a year-round pool. The larger models even offer two different areas – a hot tub section that can be kept at a higher temperature, and a pool section that can be kept at a cooler temperature. Though they can be fairly costly if purchased brand-new given the high demand, if you are patient you can find great deals on showroom or home show demo swim spas, or on units that have been ordered by a consumer unable to take delivery, as they take up so much space in the dealer’s warehouse they are often eager to clear the space. Although there is not yet a large supply of swim spas in the secondhand market, it is possible to get amazing deals on used hot tubs, with prices ranging from free to a couple thousand dollars. If you can’t move it yourself, depending on the distance to be moved, hot tub movers can be hired for about $500-$1000.

Take advantage of these secondhand marketplaces to round out your oasis with playgrounds, forts, sandboxes and yard games for the little ones – many of these items can be found for great prices in fantastic condition as kids outgrow these items and their parents are frequently changing, updating and upgrading their outdoor spaces accordingly. Some items, especially those that are large or bulky, can even be found for free, as it is easier for the owner to give it away than to pay someone to move or dispose of it.

Top off a day of fun and games with some relaxation for the grownups – hammocks and porch swings are a great way to unwind, especially if surrounded by the sights and sounds of nature. Consider fish ponds, birdbaths, and bird feeders to fill the yard with life. Just make sure to research what is best to feed the animals you are welcoming in order to complement rather than disrupt the natural flow, and to encourage migration when fall rolls around.

Choosing The Right Colours

On a recent trip to Puerto Vallarta, my favorite winter getaway destination, the one thing that stood out to me was the incredible colour’s everywhere. Vibrant and saturated, they are unapologetic in their tones and are in everything from the clothes to décor and even the cocktails had the main ingredient of “colour”

They convey a sense of pure joy and fit in perfectly into the setting and judging from the happiness all around me, they made an obvious difference to the people’s mood as well. Yes, it was a vacation and for the most part, everyone was in a “vacation mode”. But it does beg the question “Why don’t we embrace more vibrant colour for our home décor in Canada?

As an interior designer, I often like to inject small amounts of colour into my spaces, but make no mistake, the foundation of my design and most Canadians is a neutral palate of creams, whites, blacks, greys, and taupe’s.

When travelling to other warmer destinations like the Caribbean and Mexico, I hesitate from buying home items there because although I will fall in love with the item, I will get it back to Canada and realize it has no place in my home – often resembles “travel trash” – even if it wasn’t purchased on the beach or at a stand somewhere and in fact was a quality item.

“Colors, like features, follow the changes of the emotions,” the artist Pablo Picasso once said. As a designer, I am often having a conversation with clients about colour and interestingly it is a very hot topic as one person can adore the red while it angers another. A blue room may appear calm and serene to one and yet stirs up depression in another.

I’ve come to the realization that as Canadians, we tend to want to make everyone comfortable be it in our homes, workplaces, restaurants etc. The reason we approach design with a neutral palate is to “make everyone happy” and not have a such a direct point of view and boldly or brazenly use an actual colour.

Here is the thing about that take on colour, in the effort to please the masses in your home, are you happy? If colour is something that you really love, be it boldly or subtly, add it to your home, wardrobe in just the right amount for you.

Consider how a couple of throw cushions in orange can affect your morning mood or a yellow shower curtain can assist in waking up in the am with a bit more joie de vivre. Could the colour red on your bed increase your sex life? Will a grass green powder room invigorate conversations at your dinner table?

The point here is, if a colour stirs up something wonderful in you, be it good memories or just pure joy, inject it into your home, because after all – your home is for you.

Canadians’ emotional connection to their homes grew deeper over two years of pandemic lockdowns.

Despite soaring prices and limited supply, the drive to own residential property has intensified since 2020, along with an enhanced appreciation of the importance and emotional benefits of home. This includes younger Canadians learning more about the real estate market in terms of investment potential, according to a new Ipsos poll conducted on behalf of Peerage Realty Partners.

The national survey, conducted between March 1 and March 2 – coinciding with the anniversary of the initial March 2020 lockdowns – found that a clear majority (75%) of Canadians agree their home has become more important to them because of the COVID-19 pandemic and 65% stated they felt a stronger emotional connection to their home, cutting across lines of age and gender.

When it comes to deciding where to live, the costs of maintaining a home are eclipsed by such considerations as its comfort and a safe community. Among Canadians who have moved since March 2020, the most important factors when choosing a new home include having a new/fresh start in a new place (40%), having control over one’s home (39%), having outdoor or green space on their property (36%), and living in a neighbourhood that suits their lifestyle (34%).

That said, finding a home during the pandemic has not been without its challenges. Eight in ten (81%) respondents believe there is a severe housing shortage in Canada, a sentiment held most strongly among renters (87% vs. 77% of homeowners) and those in British Columbia (89%) and Quebec (88%).

Emotional connection and long-term investment intersect even more as Canadians adapt to the socio-economic shifts resulting from the pandemic. Just under half (48%) of Canadians agree that they have become more knowledgeable about the real estate market in Canada during the COVID-19 pandemic, and 41% say they are more likely to see purchasing a home as a capital investment because of the pandemic.

Notably, those ages 18-34 are significantly more likely than Canadians over 35 to agree that they have become more knowledgeable about the real estate market (59% vs. 48% 35-54 and 40% 55+). They are also now more likely to see investment opportunity in the real estate market (57% vs. 44% 35-54 and 27% 55+). This highlights the impact the pandemic has had in broadening younger generations’ understanding of the market and perceptions of investment opportunities in the lead up to their peak home-buying years.

Interior Waterproofing

Interior waterproofing (also known as internal waterproofing) can be used for situations like this scenario where water isn’t being dispersed properly. To be completely honest, I only really started looking at home purifiers after the pandemic hit and we all started thinking about the air that we breathe. I actually purchased two smaller units a few years back, and was skeptical as to how effective they would be. I have about 600 sq ft of living space, so I put one in the bedroom and one in the living area. Overall, I wasn’t sure if they were actually working at all, even when I left them on overnight.

This new Dreo purifier is awesome is so many ways. First, the sleek black design means it can be placed anywhere in the home, and easily fits in among your furnishings without standing out as a purifier. Secondly, when on silent mode, there is literally no sound that can be heard from the other side of the room. Thirdly, within an hour any lingering scents seemed to disappear into thin air, pun intended. The most common odor in my household is the smells of cooking, and when I click on the purifier while cooking, there appears to be no lingering odors once the meal is done. I also burn toast quite a bit, so thanks again Dreo for clearing that up!

It’s no surprise that we’re all a bit relieved to be done with 2020 and curious to see what 2021 has in store for us. In the midst of us celebrating the new year, we get excited to see how the appliance industry and interior design trends change. Each year trends evolve as the world around us doe. We see new colours, materials, architecture, and patterns.

At Tasco, we have the pleasure of working with many different interior designers, getting the inside scoop on the hottest trends and the newest appliance technology is one of our favourite pastimes. We had the pleasure of speaking with Interior Designer Karin Bennett of Karin Bennett Designs to discuss her favourite new design trends of 2021, and what makes her excited about the changes on the horizon.

Terrazzo is a big trend that is back in full force. ‘Expect to see it on floors, walls, and accessories’ Karin tells us. Terrazzo was somewhat of a dying art, as it’s laborious to make but incredibly beautiful and fun. Terrazzo is made by exposing coloured marble chips on concrete and polishing until smooth and shiny. Terrazzo has been used as a print for companies like Crate & Barrel and Urban Outfitters. Consumers are craving fun, playful additions to interiors this year.

Reeded/Fluted Millwork is another trend making waves in 2021. Karin explains that the fantastic part of this trend is that the ‘interpretation can look a lot of different ways, using vertical or horizontal applications and playing with widths’. She loves the look and flexibility of this trend. Reeded and Fluted Millwork will be seen as accent walls, surrounding kitchen islands, cabinets, and even furniture.

Simple railings is a trend Karin really loves. “Whether it’s glass, metal, or wood, simple and unfussy is best with this one,” she says. Simple railings are meant to take more of a backseat and allow mouldings, woodwork, and other features to stand out throughout the home.

Essentialism is a trend that has completely taken off and will continue throughout 2021. Karin tells us that ‘Essentialism is different than minimalism. After being stuck in our homes for the better part of a year, people will start purging things they don’t need. It’s a movement toward only keeping the essentials.’ Think Marie Kondo and Hygge.

It seems that with the significant changes in our world everything, including interior design, is being impacted. You can see how designers and even architects are being influenced by the volatile climate these days, and how they’re striving to create some happiness, positivity, and calm into our home bases. Simplicity, brightness, cheer, and essentialism are the focus at home this year, and we can’t wait to see how these concepts transform our current living spaces.

When you picture a basement, what comes to mind? A dark, dull space that houses the furnace, water tank, and laundry facilities?  However, homes with these kinds of basements are really just severely underutilized assets, that with a little imagination and elbow grease can become one of the most beloved spaces in any home!

But once your basement has been underpinned by the experts at GJ MacRae Foundation Repair, and you have a brand new 8-ft ceiling height, the question remains: what should you do with all of that new square footage?

As it turns out, the possibilities are truly endless. That’s why we put together a list of ten potential uses for your “new” basement, ranging from the expected to the unconventional.

Additional Bedroom

Additional bedrooms are most exciting when combined with a bathroom and a small kitchenette. Plus you will always have a place for your guests to stay.

Additional Kitchen or Kitchenette

If you entertain a lot or simply have a lot of mouths to feed, putting a second kitchen in the basement can be a lifesaver. Definitely not the most interesting option on the list, but sometimes additional storage is what a home needs. Storage units can get very expensive very quickly, so creating a dedicated, temperature-controlled storage space in the basement can be an excellent alternative. The comfort of knowing your things are so close instead of off in a facility somewhere is just a bonus.

Home Office

In many homes that do not have extra bedrooms, corners of otherwise designated rooms tend to serve as the home office. In an increasingly “work from home” and technology-driven world, computers have become staples in most homes, and a home office tends to be the best place to keep them. This means that families that may have never seen a need for a home office before could make great use of one moving forward. Why not use the basement? Where relevant, a home office can also make for a nice and quiet environment for study.

Game Room

We’re not just talking about video games. If your basement has the space for it, real-world game tables like pool, ping pong, or even pinball machines can turn your basement into your home’s personal arcade. Add a table and chairs and a selection of board or card games, and family game night will never be the same again.

Home Gym

If physical fitness is your thing, or if you’d like to make it your thing, then a home gym might be a good way to go when remodelling your basement. That way you have exercise equipment right at your fingertips, without anyone tripping over spare weights in the hallway or squeezing around a treadmill.

Craft Room

Some hobbies don’t require much in the way of equipment or supplies, but some do. If your passions fall into the latter category, a basement craft room or workshop might be the missing puzzle piece. Whether it’s carpentry, sewing, or film photography, your basement could be the perfect place to store your supplies and actually practice your craft, all within the comforts of your home.

Dens or Playrooms

Since basements are below ground level (and therefore are not as noisy as above-ground rooms), they make excellent locations for informal dens or playrooms. Whether your perfect den means a surround-sound media system or a fun, safe place for your guests, basement dens are excellent additions to any family home.

Home Bar/Wine Cellar

If you have an underused basement and entertain frequently, but don’t need additional living spaces, then a home bar or wine cellar can be an excellent addition to a home. Basements make for ideal wine cellars, which makes for a cost-effective way to keep your wine collection the temperature it ought to be. And if wine isn’t really your thing, basements are tucked away from the rest of the home just enough to make them seem nice and cozy for an in-home bar.

These ten options are just the tip of the iceberg when it comes to the basement. Plus the fact that basement underpinning is the only form of square footage additions that will not affect your property tax, we’re certain you’ll find any number of combinations of the options we listed above.

Punk Rock Realty – Refreshing for Resale

Whether you plan to sell next month or many years from now, when renovating or refreshing your home, it can pay big dollars to be doing so with the eyes of a buyer. As we all know, first impressions are everything, so ensure the exterior is cleared of all litter and debris, that trees and bushes are neatly trimmed, that windows are cleaned, and that any painted surfaces that are peeling or showing wear are sanded and painted. Also, make sure eavestroughs are cleaned out and hanging straight, gently sloping towards the downspouts, which should be clear and flowing properly, extending outwards from the house at least a few feet. The grading around the foundation should be sloping down and away from the house, which will minimize dampness and odour in the basement.

Inside, checking for drippy faucets and leaky toilets will save you money now, and will spare you from a nit-picky buyer and potential price reductions later on. Other simple tasks such as caulking tubs, sinks, and backsplashes will create a neat and clean feel, prevent future issues, and make the buyer feel comfortable that the home has been properly maintained. Ensuring dryers, bathroom fans and kitchen range hoods are clear of debris and vented properly will help to prevent mold and mildew. If these are not working as they should, the home inspector will definitely pick up on them and suggest a repair. Inspectors will also be focused on big-ticket items such as furnaces and air conditioning systems, so having these systems serviced every year will keep them running as they should, and will demonstrate to the buyer that care has been consistently taken.

Once you have determined that everything is functioning properly, you can focus on the aesthetics. Decluttering, depersonalizing, and simplifying furniture arrangements will enable buyers to easily walk through and imagine themselves in the space. If you are on a budget, and a sale is imminent, paint will be your best friend. Touch up all high-touch areas such as doors and trim, and paint the walls in warm neutral colours. Don’t be afraid to set your home apart from the crowd by creating a feature wall painted a subtle spa-like colour, such as grey-blue and grey-green, which have been very popular with people spending more time at home. This will add personality, yet being only one wall it is less overwhelming visually, and less intimidating to re-paint, should the buyer desire a different colour.

If your basement is unfinished, painting the floor and/or concrete walls is an easy way to brighten up the drab dungeon. Floor paint can be tinted just as wall paint can, so a warm colour will help create a cozier space. Ceiling joists can be spray-painted a nice fresh white, lightening the space and creating a lofty feel. Adding a throw rug and a couple of chairs will make it easy to envision it as a livable space, or at create least a pleasant one in which to work out or do laundry.

If you plan to enjoy the improvements yourself for some time to come, and the budget can therefore be increased, the first areas of improvement should be kitchens and bathrooms. Statistically, kitchen and bathroom renovations provide the best return on investment, and buyers will appreciate a clean, fresh, turn-key home in which the work that is most difficult, or impossible, to do themselves is already done. If new cupboards or countertops are not in the budget, then a fresh coat of paint and modern new hardware will go a long way.

The next priority is flooring. Dirty, worn flooring is a huge turnoff, a reminder of all who have lived there before. Although hardwood or engineered wood flooring is still the preference of today’s buyers, vinyl plank flooring has been gaining popularity. It can be both more cost-effective and easier to install than hardwood, and since most come with a foam backing, it can add a nice cushion. Combined with its durability and water resistance, vinyl plank can be a great choice for basements and upper floors alike.

After completing these tasks you should have a bright, clean, modern home that is ready for your use, or resale when the time is right. For some finishing touches, add some warmth and pops of colour with some throw pillows, blankets, and some wood décor or live-edge accent pieces to add an earthy, grounded feel. Keep it clean, simple, and refreshing!

19th Century Bedroom Interiors Are Experiencing a Resurgence Thanks In Part To Netflix

From Bridgerton to The Crown, and The Queen’s Gambit, some of the most popular Netflix series have impressed viewers with their beautiful interiors and juicy storylines. A new study by Essential Living in partnership with relationship expert Jen Kaarlo and colour expert Momtaz Begum-Hossain, the study reveals creating a “Luxury Boudoir” will get sparks flying in the bedroom. Kaarlo believes a royal combination of white, purple, gold, or teal paired with a velvet bedspread and fluffy white pillows, is perfect for bringing a little more sensuality and romance to your relationship. Boudoirs look sophisticated when you mix dark and light shades, and purple is a classic boudoir colour because it suggests royalty, spirituality, and magic, all aspects that enhance a luxurious setting. Your bed is the central feature of a boudoir bedroom and a rich jewel-toned velvet bedspread will complement the theme, while soft cushions should always adorn the bed. You can also introduce accents of teal, gold, and darker maroons for a palatial look.

If a stately home inspired by the fanciful interior decor seen on these Netflix period pieces is more to your preference, opt for a feature wall of opulent wallpaper, teamed with a four-poster bed, that will transform a modern apartment with a timeless, antique aesthetic.

DIY Tips

Before starting any type of renovation project, make a list of items that you’ll need. Things to consider are appropriate personal protective equipment. Protective gear may include gloves, a proper mask or respirator, and safety glasses. Remember – a dust mask will not protect you from chemical fumes.

2. Some building materials can emit harmful gases called volatile organic compounds (VOCs) into your indoor air, so be sure to buy low- and zero-VOC emission products wherever possible.

3. Keep your work areas well ventilated. This is especially important when refinishing furniture, using paints, varnishes, glues, and adhesives, or doing other renovation projects that may create dust or release chemical fumes. Open windows and doors, run your exhaust fans, and work outdoors, if possible.

SPRING OUTDOOR SPACE PLANNING TIPS AND TRENDS

Now that spring is here, everyone is planning their outdoor spaces. COVID-19 accelerated the outdoor living trend and prioritized making outdoor space both more livable and enjoyable for entertaining. Here are spring outdoor space planning tips and current trends from Home Design Expert Tim Bakke, director of publishing at The Plan Collection, a pioneer of online home design plans.

LARGER OUTDOOR LIVING SPACES

We’ve seen new house plans over the last year or so devote more of the square footage to the rear of the house and includes the following:

• Covered and uncovered patios, decks, and porches
• Grilling porches and outdoor kitchens
• Sun decks
• Screened-in porches
• Pergola-covered decks

NOT JUST FOR SUMMER ANYMORE—EARLY SPRING IS HERE

With more people spending time outside, especially in early spring, late fall, and even winter, homeowners are looking to keep warm.

Outdoor fireplaces have done – and continue to do – the job. Although, today’s outdoor fireplace is often part of creating the equivalent of an outdoor living room.

Fire pits now come in all shapes and sizes. For those with more backyard space and flexibility, custom-designed fire pits ringed with benches or Adirondack chairs are in demand.

Space constrained? Heat lamps are an affordable and practical solution.

GETTING CREATIVE WITH SHADE

Shade in the summer is essential, and sometimes a traditional rear porch is not enough. A growing trend is a roofed pergola, whether wood or metal, with a fabric or metal roof.

Pergolas are simple four-post 10-by-12-, 12-by-14-, or 14-by-16-foot structures with attached or removable roofs that have become ubiquitous in home centres like Lowe’s and Home Depot.
These affordable structures create outdoor living space wherever it is needed or desired. Perhaps as an extension of the house, near a pool, or a focal point elsewhere in the backyard.

Ivy or other climbing plants can transform a pergola into a mini-oasis.

INDOOR-OUTDOOR “ROOMS

The line between indoors and outdoors blurs even more, with home designs featuring large stacked-sliding-glass-and-disappearing walls where almost the entire rear wall of a living room or Great Room can open up to a covered patio or deck for a seamless transition.

At a minimum, several sliding glass doors may be lined up to give the appearance of a wall of glass without the complexity or expense of an actual disappearing wall.

These open-air transition rooms are not only refreshing but significantly expand the space for entertaining.

LOVE AFFAIR WITH THE FRONT PORCH CONTINUES

The covered front porch holds sway in home design, with the majority of the house designs incorporating a front porch of some sort. And it seems that they’re only getting larger.

Wrap-around porches; right- or left-corner-wrap porches; Full-width, three-quarter-width, half-width porches

With railings or, preferably, without barriers (where the porch is already low enough to the ground)

Decorating your home can seem like such a daunting task, in fact many tend to put off decorating altogether or worse yet, approach decorating with no plan and tend to  “impulse buy” resulting in a disjointed feel and the design style is commonly referred to as “eclectic”. So how do you put together a room when you really have no idea on where to start?

Pick the “overall feeling” of the room. Do you want a brave statement with dramatic colours or are you looking to have a room that is serene. What I like to do with new clients is to have them scour the home decorating magazines and cut out pictures of “dream rooms” that they love. Cut out the pictures and build your own inspiration board, then examine the board and find the common thread – could be colour, furniture style, accent pieces etc. Try to “keep it real” – although you may have an appreciation for lofts with stark modernism, but the truth is you have eight children and live in a traditional home, it will likely not work out very well.

Pick your colour story, but please – no themes!

The reason cow prints and duck themes took on a revolution was that it was easy to understand and put together. You never second guessed yourself on whether the black and white cow salt and pepper shakers matched the black and white cow drapes. In other words, it was the “idiots guide to decorating”. The problem though is that you ended up with a “cartoon like” home filled with livestock and foul, not likely the effect you dreamed of.

The next step in decorating is picking your soft finishing’s. First go to your local fabric store and choose samples that you love. If the idea of searching through countless bolts of fabric terrifies you, don’t panic – instead find one fabric that you love and ask for assistance in developing a story.  Bring with you any fabrics i.e.; sofa cushions, drapery etc. that are going to stay in the room, this will steer you in the right direction as far as appropriate colours and textures goes. Look for fabrics that will perform well as throw cushions, seat covers etc.

Who ever said picking the right paint colour was hard?

Once you identified your fabric selection, picking your paint colour is a breeze. Simply identify whether you want contrast or something that blends together– if you are looking for a contrast in colour for your walls – refer to the colour wheel and pick a shade opposite of the fabric colour that you have. If you’re looking at developing a monochromatic room, then simply match a paint colour to the chosen fabric using tones similar, darker or lighter then the fabric.

Once you have your fabrics and paint colours chosen, keep them close at hand by stapling all the swatches and inspiration pictures to a piece of paper and keep in your bag or car. This will provide you with a quick reference guide whenever you are shopping and will ultimately save you time from countless return trips to stores.

How to add life to your home and get ready for spring

Now that spring is in sight, we are now looking to refresh and revitalize our homes without having to spend too much money. Here are some tips to get you ready to welcome the spring and to lift your spirits!

1.     Paint

It’s been said several times, but the most important and effective way to revitalize your house on the cheap and make it appear model home condition is with paint!  Consider a new palette for the home if it’s been 6 or more years since the last paint job or if there is damage to the walls with cracks, scuffs or dents. Colours and trends have changed somewhat and the wear and tear is surely showing! A newly painted home or even just a room will add vigor to any space. Not ready to paint the walls, a great way to enhance your old painted walls is to buy a can of white paint and quickly coat the baseboards, trims and casings throughout the home, doesn’t take too much effort, but will magically erase the chips and dents!

2.     Flooring

New carpeting can be a costly investment, so if it’s simply dirty, go to your local supermarket and rent a steam cleaner to revive it. Make sure to test an area in a discreet place for colour fastness first. Then clean all of the carpets throughout the home. This will not only present a cleaner impression, but will also freshen up the home of unsightly odors. If the carpeting is in bad condition, visit your local carpet store and check out the “ends or clearance” section for carpeting that has been reduced in price. Even an inexpensive neutral carpet is better then a badly worn carpet any day!

3.     Faceplates, grills, fans etc.

One of the simplest ways to refresh your home is to either clean or replace your light switch faceplates, air return grills, heating duct grills and bathroom ceiling fan fixtures.

Remove all of the above and clean thoroughly using simple soap and water. If they are not in good repair or they don’t shine once done, time to head to the hardware store and purchase new. This does (believe it or not) make a subtle, but very effective difference.

4.     Hardware

A relatively inexpensive way to add updates to your home is through hardware on your internal doors, kitchen and bathroom cupboards. If your home has worn out or ghastly hardware on the doors, you can purchase and install new door hardware for a relative low cost that will update your doors and make the house and doors feel newer. For kitchen cupboards and bathroom vanities, nothing adds sparkle and is considered the jewelry of these rooms more then new hardware. Make sure to select hardware that enhances the cupboards, fixtures and appliances in the room.

5.     Faucets

Nothing dates a home faster then kitchen and bathroom faucets that look like they went out of style with oversized shoulder pads!!

Go to your local hardware store and purchase new faucets, they are available in many finishes and designs at a variety of price points. The trick here is to purchase a reasonable quality, well designed faucet that will sparkle and add a new and improved look to your rooms and counters. Consult a plumber or speak to your local hardware store for advice on installing them. It’s much easier then you think to do it yourself!

6.     Cleaning

The most inexpensive way to refresh your home and get ready for spring is through hard work – that is – cleaning. Nothing welcomes spring more then a home that is sparkling clean and free of dust, dirt and cobwebs! Edit and clean every cupboard in the kitchen and bathrooms, polish floors, wipe baseboards, casings, doors and every square inch of your home. Leave no stone unturned.  Once finished, do the white glove test and “forbid” any family member to dirty it once it’s done.

While processes like decluttering and downsizing have adopted a prominent role in home decor and design in recent years, what we’d like to see catch on is a passion for energy efficiency. Nothing will contribute to the overall health of your home environment more than paying attention to your home’s energy footprint. While it will undoubtedly feel good to clear out years of paperwork and collectibles, the detritus of modern living, nothing about this process will help with a home that is an energy hog and costly to run.

At EkoBuilt, we regularly receive requests from readers on how to transform an existing home into a passive home, as the interest in making a home healthy, sustainable and deeply affordable to run gains interest. Not everyone needs, wants or can afford a brand new home, so the question becomes, how to make the best of an older home? This is where the PassiveHouse standard comes in.

Building to PassiveHouse standard makes the home environment healthy for its occupants, but it also makes the world a much healthier place as our dependency on petroleum-based fuels as heating and cooling sources is removed. Additionally, a passive house is much cheaper to run. You can think of a passive house as the domestic equivalent of an electric vehicle.

There are three essential design features in a passive home that can be applied to existing homes: air-tightness, thermal envelope, and proper windows. To achieve the PassiveHouse standard in the most cost-effective manner, the approach will obviously vary depending on the home in question, but some general rules apply:

For the walls: Airtight/vapor tight permeable layers and extra insulation will need to be installed. This will mean that either the interior or exterior finish will need to be removed (the choice will usually depend on which is most cost-effective). Certified windows and doors will also be sourced.

For the roof: If the home has an attic space (most do), extra insulation will be added to that space with an airtight/vapor tight permeable membrane installed on the ceiling side. If there is no attic, then an extra thermal later will have to be installed on the interior. If the ceiling is cathedral in design, it should be simple to build the ceiling down to the required R value. If the ceiling is flat and losing height is an issue, than a vacuum panel will be used to provide a thermal barrier with minimal loss in ceiling height.

For the slab/floor:  If a basement is unavailable/unusable, then a thermal layer will be added to the existing floor cavity. If a basement is present and usable, a vacuum panel will be used to provide the thermal barrier with minimal loss in height.

Before you consider that zen kitchen makeover that you’ve been convinced you need, have a look at your home’s energy efficiency. Transforming your older home into a supremely efficient, healthy and comfortable space may be the best decision just waiting to be made.

Toronto is an oversaturated marketplace of bland, poorly executed, condo units; some with incredible views, and some with views of other condo buildings and maybe a ‘weird naked guy’ or two. As the age-old saying goes, “You have to spend money to make money.” And what many people don’t account for are the ‘nesting’ expenses after the closing. Be Bold:  Sometimes replacing a countertop is too much of a commitment. You want to stay neutral and let the

What are the Benefits of Waterproofing your Basement?

Water is the source of life, but it can also be your home’s biggest enemy. From the slow spread of mold and mildew to the sudden appearance of a swamp in your basement, there are many ways that moisture can seep in and destroy your home from the foundation up. You may not always be able to predict a leak or flood, but professional basement waterproofing in Toronto will go a long way toward preventing the need for foundation crack repair and other structural fixes.

Strong Homes Begin With a Solid Foundation

Your basement is more than just bonus space under your house. It’s also the foundation upon which the entire structure stands. Depending on the depth of your basement, your basement or crawl space may be more susceptible to moisture buildup. Even if it never floods, mold can develop on walls, flooring, and ceiling support beams, which are the elements responsible for propping up the rest of your home.

If your basement is unfinished or you haven’t committed to basement waterproofing, wood, stone, and cement construction materials can begin to crumble slowly over time. Your indoor air quality may also become affected.

Most homeowners in the GTA don’t even think about their foundation until there’s a major problem and they need to find a basement foundation repair specialist. However, there are signs that indicate that your foundation is vulnerable, including:

l  Soil buildup near the foundation. Even if your yard is level, the soil around your house should slope away from the foundation by about 6 inches for the first 10 feet.

l   If you stand some distance away from your home and look straight-on, do any of the walls or the roof appear to be bowing or curved? That might be a sign of settling.

l  Are there cracks in the foundation that are wider than 1/16th of an inch? These will only become bigger if you don’t get the foundation repaired and sealed.

Signs That Your Basement is in Trouble

You don’t necessarily need a soaking wet basement to see there’s a problem present. Basement leak repair may be required to address an issue that’s been festering for a while. There are five tell-tale signs that there’s a problem in your basement before flood waters pour in, and they can be easy to miss.

l  Damp walls or floors—Even if there is no standing water or moisture stains and the rest of your basement is dry, damp patches on the wall or floor can indicate tiny cracks in the foundation. You might notice that some areas are darker than others or feel cold and damp to the touch. Left unattended, the area will become weaker over time and lead to major flooding in a heavy rain.

l  Stains—Water comes and goes in small amounts. There may be issues with sweating walls when the air is humid that you don’t see at the time. The water will evaporate, but it will leave a subtle stain behind.

l  Humidity—If you notice that the air feels heavier in your basement than the rest of the house, you probably have a lot of humidity. Many people also house their laundry room in the basement, which can add to the problem. This won’t lead to major flooding, but it’s the perfect environment for mold and mildew to set in.

l  Efflorescence—This a white powder or crusty substance that might appear on basement walls and floors. It’s caused by minerals that are left behind after water evaporates.

l  Musty smells—If you’ve ever been in a basement or crawlspace that has a damp, musty odor, you’ve been in the presence of a moisture problem. This is usually the first sign that mold or mildew are present even before you can see them.

Your home is more vulnerable to moisture damage and flooding if it’s an older home, if it sits below the water table, or if your property has improper drainage. You should also have your home inspected once a year from roof to foundation to look for issues like:

l  Missing or broken downspouts and gutters

Add Drama to your Powder Room!

Think of your powder room as the perfect place for a new, experimental design project. This compact space can be as dramatic as you’d like, where you can explore the latest in décor and design without busting the budget.

Here are just a few ways to add some drama.

Go to the dark side

Choosing rich, dark shades of charcoal grey, navy blue, chocolate brown or black will create the perfect base for a dramatic palette. Coating ceilings, walls, doors and door frames in the same colour reduces contrast and the room’s edges almost disappear, leaving you with the jewel box ready for its gems.
Since it’s a small room, consider splurging on some expensive wallpaper in the same dark shade. You can find patterns that have a hint of glimmer, a subtle reflective quality. It’s on trend right now and just needs some light to make it shine.

Lighting? Bring on the bling!

I’m a firm believer in layered lighting, especially in the powder room. Lighting can change everything—from functional to glamourous. Installing pot-lights (even just one) in the ceiling is a good upgrade for the room. That crisp, downlight is a good way to light surfaces. Avoid the flycatchers, those upside down “dishes” that light up the ceiling instead of what’s below (and are a good source for dead flies). Chandeliers add sophistication and set the reflective surfaces shimmering. In addition, add cross-illumination or side lights like pendant lights that hang on either side of the mirror, or choose show-stopping sconces. Some bathroom vanities now feature under-mounted lighting to reflect the floor—great for a night light. Choose the prettiest, shiniest, most glamourous lighting you can handle. The blingier the better.

Mirror, mirror…everywhere!
Mirrors offer three wonderful things; style, shine and a perfect reflection of you. Whether an entire wall is covered in smoky subway tiles, or it covers the vanity, mirrored surfaces add double the drama in the room. Make sure there is always something interesting for the mirror to reflect, like framed artwork.

Add dramatic flair to the floor

When it comes to flooring, tile in the powder room is a great choice. Because of the limited floor area, you may want to go all out on your choice. Go for a glossy or reflective surface for a rich dramatic look. Since you’re covering a small area, it’s also an opportunity to add a personal touch by creating your own pattern.

From soap to knobs

An excess of photos, your grandchild’s macaroni fridge art, and family heirlooms are all things that you should consider removing before guests arrive.“People who are sharing your home, want to feel ’at home,’” says Peloso. “The more personal things you leave in a house, the more guests feel like they are imposing on your space.” Try swapping family photos with a gallery style display of wall art. Anything contemporary that compliments your décor esthetic, either with a common theme or similar colour palette in an array of sizes will allow your walls to look less bare and provide a touch of understated sophistication.

When it comes to bedding, go above and beyond

When travelling, people often splurge on a hotel to avoid staying with friends and family. No one likes to sleep on the dreaded “guest bed” or worse, a used sofa or futon. Be sure to avoid giving your home share guests this experience at all costs. “Invest in a great sheet set, cotton sateen with a 450 – 650 thread count is ideal. A combination of both down and “down alternate” are great for sleeping and providing neck support,” says Peloso. “Finish the bed off with lots of pillows— Ideally you want to give that full and luxurious look, and have your guests feeling pampered and cared for.”

Glen Peloso, Creative Principal of Grafus Design has curated a list of all the right ways to restyle without any big renovations or hassle.

From velvet pillows to brass tone finishes, this piece will provide you with all the tips to spruce up your home for the colder seasons, bringing warmth into your home with décor.

1    Huge Floral Prints Whether it’s incorporated into your wall art, wall paper or fabrics, large floral prints have now made their way from beautiful tattoos into our homes in a BIG way. When incorporating this trend into your space, don’t be shy, think bold, oversized and colourful.

2    Marble: Black and White or Green! As we move into fall, black and white, and the revival of green veined marble will be a fresh new addition. Despite coming with a more hefty price tag, green veined marble will make a big statement and set you apart from the “black and white” group. It can be incorporated into any room and in a vast variety of forms, including counter tops, coffee tables and smaller applications such as coasters, vases etc…

The art you live with is a reflection of your personality and lifestyle. You probably have art that you fell in love with the moment you saw it which works well in your home because it is typically reflecting a feeling, an experience or a goal you’re in tune with.

Maximize the pleasure of your artwork for you (and your guests), by considering a few of these things:

Style & Media

A home with a mix of art is visually dynamic! Consider the concept, content, style, colour, media and size when you’re selecting the work. Thought provoking pieces are good for the soul and make for interesting dialogue! You’re probably familiar with the type of work you like – abstract vs. high realism – photography, sculpture or paintings – if you like both, include both!

Size & Display

There are no hard and fast rules for what size your art should be or how you display it. Varying the sizes within a single room creates visual stimulation and movement. A formal presentation of art can be achieved with similar sizes, framing and installation.

My cardinal rules for installing art

DON’T HANG IT TOO HIGH – consider whether people are standing, sitting or lying down;

Unique presentation – a very tiny painting on a large wall area can be very provocative, a large painting in a small space can envelope the viewer, install a piece on the ceiling!;

3-dimensional work – place it where the viewer can see each side of the piece;

Let the art breathe – give enough space around so the eye is not distracted from the art.

Visit & Shop Local

Owning a piece of original art is not out of reach. There are so many local artists that do fantastic work at very reasonable costs – search it on web and you’ll have hundreds come up. Often original pieces can be attained for the same kind of money you’d spend at home decor stores where hundreds, if not thousands, of copies are sold. Pop-up art shows, artist-run exhibitions, and local art festivals give you a great day out. You’ll enjoy an original piece of art in your home, be supporting a local artist and your space will be unique.

My final word of advice? Ask yourself: “Can I live with this?!”

Add a few of these ideas to your interior and you’ll be sure to enjoy your space and art all of the time. Everyone should live with art!

There’s No Place Like Home – Especially as You Age

There’s no place like home and for most people, home becomes even more important as the years go by.

According to a study conducted by AARP in the United States, nearly 90 percent of people aged 65 and older want to remain in their own homes (or “age in place”) as long as possible.

What is Aging in Place?

The Centers for Disease Control defines the concept of aging in place as living in one’s own home safely, comfortably and independently irrespective of age, ability level or income.

Aging in place allows seniors to maintain their independence, and this sense of self-control is often the number one reason why most people want to remain exactly where they are for as long as they are able.

While personal freedom makes life happier and more satisfying, familiar social networks provided by the local community are nearly as important. Living at home means enjoying a rich, full life near longtime friends and neighbours and within close proximity to favourite restaurants, businesses, medical providers or places of worship.

Uprooting from familiar surroundings often leads to boredom and a lack of purpose as well as loss of dignity and a diminished quality of life.

For many, the disruption of moving, including packing up a lifetime of possessions or selling a home, results in profound mental, physical and emotional stress. For some seniors, leaving the comfort of home may cause depression that eventually leads to withdrawal and a decreased will to live.

Although the physical, mental and emotional benefits of aging in place are well documented, remaining at home may also be financially prudent for seniors. The difference in cost can be substantial and may save thousands of dollars.

According to Sun Life Financial, the 2016 median cost of a private room in an Ontario retirement home was $4,200/month ($50,000/year) while the equivalent in a government-subsidized nursing home was $2,500/month ($30,000/year) The cost of high quality home care is much less than traditional care in assisted living or long term care facilities, even for seniors who need help with home modifications, housekeeping, meal preparation, transportation and personal care.

In Ontario, seniors 65 years and older may be eligible for the Healthy Homes Renovation Tax Credit. This permanent income tax credit allows you to claim up to $10,000.00 per year worth of eligible home improvements on your tax return, regardless of your income.

The amount of money you get back is calculated as 15% of the eligible expenses. So if you spend and claim $10,000 worth of eligible expenses, you could get $1,500.00 back.

There are many options when it come to determining the best living situation and the decision is highly personal. However, aging in place is a viable option for many, resulting in improved health and a better outlook on life. A Certified Aging in Place Specialist (CAPS) can help guide you through the process.

Refinishing VS Renovating

“Picture it. 1985. We moved into our first new home. The kitchen was a dream with it’s oak cupboards glistening in their honey coloured magnificence!”

Yes, I’m channeling Sophia of the Golden Girls. Remember their kitchen? It was one that was completely in vogue with the times. Today? Not so much.

What works for this kitchen is that the layout is very well thought out for a production studio. It’s an open space that is much desired today but needs just a little updating. Why tear this kitchen down and start over? Why spend potentially 10’s of thousands of dollars to bring it into the new millennium when changing the colour, updating the hardware and maybe replacing the countertop and backsplash will be just as effective? How do you decide on which path to take? Here’s a few tips to consider on if refinishing is a good option for your kitchen.

1.  Does the layout work for you and your family? Consider your family size. If it’s just you bach’n it in style, consider 2 people moving around in your kitchen space. If you have a roomie,  partner or spouse, and/or children then consider 3 people moving around. If you are moving around fairly easily, with one cooking (or 2 if you tag team it) and someone dodging in to grab that glass of whatever while waiting for dinner, then your kitchen is a good candidate for refinishing. If you are finding it to be a crowded space, squeezing by to get to the fridge or Tripping over the dishwasher door to get to the green bin, then maybe a re-design is the way to go.

2.  Are your cupboards in good condition? If it’s not broken, don’t try and fix it is something we’ve all heard. This applies to the bones of your kitchen as well. If your cupboards are sturdy and strongly fastened to the wall, then why invest in replacing them with something that might end up being inferior? As long as there is no water damage causing swelling under the sink or near the dishwasher which could indicate other problems, then this criteria makes your kitchen a good candidate for refinishing as well.

3.  What materials currently exist in your kitchen? In deciding on if you should refinish your kitchen, you also have to consider the materials that make up your cupboards. If they have the factory finish on them and they are made of wood or composite materials like MDF or particleboard/plywood, then it’s relatively easy to apply the refinishing process to them. If they are coated with a melamine or thermofoil (vinyl that has been heat shrunk over them); or they have been painted over by a previous owner with latex/oil paint, then they are not a good candidate for refinishing.

Options abound! You can also consider refacing your kitchen to save a bundle over remodeling. This is where you replace the doors and drawers (and maybe the hardware). If you have doors that can’t be refinished (as mentioned above), or you just don’t like the profile then Refacing makes an excellent case to get you that new look. You can also update the hardware for a more modern feel with soft close hinges and drawer slides.

Get Your Home Ready for Winter

The cool fall and winter air is quickly dismissing summer. In order to ensure that you enjoy the cooler weather without stress, you need to prepare your basement for excess water and snow build up. It is highly likely that your basement can get damaged from the inevitable rain and snow that comes during the cooler months. Your foundation can develop hairline cracks due to snow build-up, making it easier for the basement to flood. If you are not sure whether or not to reach out to a professional immediately, there are some measures that you can take to either prevent a wet basement or determine if you require assistance.

An eaves trough is a type of gutter that is usually fixed underneath the roof. Any waste or debris inside the gutter can interfere with the eaves trough running smoothly. It is also important to ensure that the downspouts are extended a minimum of 3 feet away from the foundation. This will direct excess water away from the basement walls, hence limiting the chance of flooding. Another way that water can sneak into your basement is through the window wells, so it is important that they are clear of debris as well.

It is highly recommended that you start the process of preparing your home for the cold months as soon as possible. If you get your home ready now, it will save you time and money when spring and summer come around. Groundwater can build up due to excess rain or snow, causing the water table to rise. In this case, basement waterproofing is necessary to prevent hydrostatic pressure from bringing water into your basement. If the water finds its way into the basement, it can contribute to issues such as mold and decay. GJ MacRae will ensure that your basement is fully waterproofed and that there is no chance of water entering your basement.

Repairing cracks in the basement depends on whether you have a poured concrete foundation or a concrete block foundation. If you have a poured concrete foundation, here are the steps we will follow to repair it:

• We will hand dig approximately 2.5 to 3 feet on either side of the crack, right down to the footing.
• To remain tidy, we will collect all the dirt that will accumulate from the digging on top of a tarp.
• We will clean and dry the entire surface area with a wire brush, and then apply Hydro Shield to repair area. Hydro Shield is a rubberized membrane.
• Finally, we will install drainage board to prevent the water from building up once again.

If you have a concrete block foundation, the above steps will remain the same with one key difference. When we dig on either side of the crack, the opening will be measured about 4 to 5 feet, since cracks occur horizontally in this type of foundation.

When water enters your basement through window wells, the only way to fix the problem is by installing a drain to carry water away from the foundation of the house. We will take out the window well and use weeping tile to prevent water from entering. Once the weeping tile system is installed, we will reinstall the window well and stabilize the new drain. This will prevent future leaks.

Did you know, the only way to achieve a 100% waterproof basement is to install weeping tiles inside the walls of your basement? To install a weeping tile, we will drill a hole into each cavity, releasing the trapped water. Then, we will install the drainage board and hook up the weeping tile to the sump box or floor drain. We follow a similar process for every weeping tile installation, however, some changes may be required depending on the type of concrete that the walls are made of.

In order to understand why installing a sump pump is beneficial to your basement, we will first explain how a sump pump works. The sump pump is located in a sump box inside your basement. The main purpose of a sump pump is to relieve hydrostatic pressure from underneath the floor of the basement. It does this by trapping water that has accumulated around the foundation of the basement. It also has an automatic shut-off that keeps water at a manageable level. Here is how we will install the sump pump in your basement:

• First, we will break the concrete floor and dig a carefully measured hole below the basement floor.
• We will place the sump box in the center and fill the rest of the space with gravel.
• An electrical floating micro switch will automatically turn on and off, as required.
